WHAT THEY DON'T TELL YOU!
They don't usually advertise "Lot Premiums" which can cost as low as $1000 and as high as hundreds of thousands of dollars! Each community is different so using our team will help you navigate this is crucial. They don't tell you that what you see in the Model Homes, have $30K-$300K worth of upgrades, which is a bait and switch tactic. They advertise a home for $200K but really it's $300K when you make it how you really want it. Other things to consider are SIDS/LIDS and Master Planned Community fees / associations fees, that can really add up. These fees can make it so the home you initially thought was affordable is really too expensive.

HOW TO WIN!
- ALWAYS BRING YOUR AGENT! The new home builders pay the commission for you to have your buyer rep negotiate against them. We have helped clients save tens of thousands of dollars by being a part of their sale. NEVER SHOW UP to a new build without your agent. If you arrive for your first visit without your agent, the builder will not compensate the agent to help you. Always show up with your agent on the first visit. We schedule tours with our clients to make it easier.
- If you use their INCENTIVES, they usually give you 3% of the base price. This means you need LESS money to buy this home when showing up at the closing table. If you are buying a $700K home, then that's $21,000.00 FREE towards your closing costs and fees. You can even use this money in "design studio" upgrading. Of course, you must use their lender to recieve these benefits.
- RATE BUYDOWNS. Many builders are offering rate buydowns if you use their in-house or preferred lenders. This means you are able to obtain a loan interest rate that is lower than what you could on a resale (existing) property since they pay for the buy down. The lenders are essentially paying 1-2% of the price of the home towards a permanent rate buydown. You could even use some of the incentive credit money they offer to lower the rate further. - BUILDER WARRANTIES. Builders always include a home warranty which can range from $600-$1000+ depending on the home if you purchased a warranty from a 3rd party warranty company. There is a direct comparable value there, except the builder often uses their own resources and contracts to assist with this as opposed to a 3rd party warranty who uses numerous vendors that are not as familiar with the product as the home builder is.
